Photo of the Month: New Sunshade at the WaterGrass Club Playground

A big part of what makes Florida a great place to live is the amazing sunny weather. When it is beautiful and sunny, kids can’t wait to get outside and play. There are few things to complain about in sunny weather, but any parent or caregiver will tell you one gripe—there is nothing worse than hot playground equipment. So we recently installed a huge, beautiful sun shade over the playground at the WaterGrass Club. Now when it’s hot, parents and kids can properly enjoy their playtime in the refreshing shade, no matter now sunny it gets.

And after playtime, cool off in the WaterGrass Club pool, which includes a resort pool, zero entry section, splash park, lap lanes, and of course, more shade under the shaded lanai.

New Home Buying Guide Part 3: How to choose a builder, lot, and floorplan.

When you are buying a home for the first time, the process can seem overwhelming. But it doesn’t have to be—especially since so many professionals who do this all the time are there to help. We’ve put together a New Home Buying Guide Series to ease the process of buying a new construction home for the first time. So far, we’ve covered:

6 Things to Consider When Shopping New Home Communities.

• 6 Professionals Who Will Help You with Your New Home Purchase

Today we’re going to talk about how to choose a lot, builder, and floorplan!

Choosing a lot. It is time to take a look at lot options. When choosing your home site, you’ll want to factor in:

Neighborhood. At WaterGrass, builders offer particular floorplans within specific neighborhoods. Drive the neighborhood to see if you can imagine your home within it. Consider how near you will be to certain amenities, the on-site school, the privacy or exclusivity of the neighborhood, and other things that may be important to you.

Social vs. Quiet. Whether you like to be in a hot spot or in a private location is a personal choice. Perhaps you like the idea of being near neighbors, surrounded by people, near the playground so you can see your kids out your window, and central within the community or neighborhood. Or maybe you value quiet, and would like to find a lot surrounded by beautiful natural landscaping. Or maybe you can find a lot that seems to be the perfect balance of both.

Views. It’s a great idea when choosing a lot to imagine what you will see when looking out all of the windows when standing in front of your home, and out in your backyard. Some people even choose lots based on direction—where will the sun rise and set? How will sunlight stream through the windows at different times of day? At WaterGrass you are sure to find the perfect lot, as we offer both of these!

Choosing a builder. When choosing a builder, you are going to want to focus on a few main features:

Budget. Most builders offer homes in a particular price range. You’ll want to find one that falls right in line with your budget. You’ll find your budget may work with builders who have set floorplans, those who offer options and upgrades for a semi-custom home, or those who will do a fully custom home.

Floorplans. It’s a great idea to do some research into available floorplan options (or for fully custom homes, to look at model homes or other homes the builder has completed). Consider available floorplans and how they work with your family and lifestyle.

Reputation. Ask the builder for some references. Homeowners love to talk openly about the new home they built. Speak to people who have built a new home with the builder.

Team. Visit the builder’s model or make an appointment to speak with a representative directly. Understand the personality of the builder, and ask about the process of building your new home. The builder will be able to answer questions about how the homebuying and construction process will work.

Choosing a floorplan. Once you have chosen your builder and narrowed your home decision to the basics—how many bedrooms and bathrooms you are hoping for, it’s time to decide on a floorplan. You’ll want to consider:

Size. Look at the floorplan’s square footage. Walk through a few model homes to get an idea of how a certain square footage feels.

Rooms. Check out the rooms that are included in the floorplan. Look at the number of bedrooms, and how you will use them. Do you need a private office? Do you want a guest room, playroom, or study? Multiple living or entertainment rooms?

Flow. It’s important to think about how you will move from room to room, and how it works with your lifestyle. Take yourself through a full typical day while looking at the floorplan. Consider the location of the kitchen, and imagine everyday meals within the space. If you like to entertain, will the layout accommodate guests?

Options and upgrades. What are your must-have features? What are your dream features? Can you choose certain options and upgrades to make a floorplan into your dream home?

New Home Construction vs. Move-In Ready New Construction Home. It’s worth mentioning here that you may want a new construction home, but perhaps the timeline of building from scratch doesn’t work for your plan. You still can have a new home without the wait—consider a move-in ready home! This way you will have a builder warranty (most offer 1-2 year warranties) and manufacturer warranties on appliances. Everything is new, and you don’t have to wait for construction! Walk through the home, sign the contract, and move-in to enjoy your new home!
