Study Prioritizes Wesley Chapel Light Rail to Tampa

A study by the Florida Department of Transportation recently identified potential successful future projects for regional transit. The highest ranking option, presented recently during an update on this 2.5 year study, is a light rail line that runs alongside Interstate 275 from Wesley Chapel, to the University of South Florida, to Tampa, to St. Petersburg.

While this isn’t a green light for the project, it is an exciting thought for those who live in Wesley Chapel. Residents already have convenient access to Tampa, as the city is within a 30-minute drive. A light rail would offer another option to commute to this incredible city for work or play.

The ranking of Wesley Chapel high on the list also speaks to the importance of this growing community. We are excited to be building in an area that has recently seen the addition of Florida Hospital Wesley Chapel, Pasco Hernando State College’s Porter Campus in Wesley Chapel, and so many new restaurants and shopping centers.

D.R. Horton Named 2017 Builder of the Year by Builder Magazine

For the second year in a row, a WaterGrass homebuilder has been named Builder of the Year! In 2016, CalAtlantic Homes took the honor. And for 2017, D.R. Horton has won!

Builder Magazine cites various differentiators between D.R. Horton and other homebuilders. A few major things that helped D.R. Horton rise to the best of the best (after only 6 years since the last time they were named) include:

  • D.R. Horton ranks number 1 in 13 of home building’s top 50 markets.
  • They rank top five in 30 of the top 50 markets.
  • Operational excellence: revenues topping $13.4 billion, gross margins of over 20%, and overhead cost in the low-9% range.
  • Nationally, D.R. Horton has 7.5% of the single family new home market

And none of the above happened by accident, but rather because of their focus on and sense of what homebuyers want. D.R. Watergrass Elementary Earns Five Star Rating

The Florida Department of Education has announced the Five Star School Award winners for 2015/2016, and Watergrass Elementary School has earned the award! Watergrass has earned this award several times. Recognized schools have demonstrated a commitment to incorporating family and community members into the school environment to enhance learning.

Run a 5K to Support Watergrass Elementary School Saturday, February 25!

On Saturday, February 25, Watergrass Elementary School is hosting a 5K Run/Walk, and you are invited to participate! The 3.1 mile course starts at Watergrass Elementary School and runs throughout the beautiful community of WaterGrass. Awards will be given to the overall top male and female finishers and to the overall winners for each age group. The race will be chip-timed. Just in it for fun? Each runner will receive a goodie bag with a Watergrass Elementary race shirt and items from local sponsors. All proceeds support the school.

What: Watergrass Elementary 5K for our K5 and 1 Mile Fun Run
Where: Beginning at Watergrass Elementary School
When: Saturday, February 25, 2017. 5K starts at 7AM, Fun Run starts at 8AM.
Cost: $25 for the 5K, $15 for the Fun Run

New Home Buying Guide Part 1: 6 Things to Consider When Shopping New Home Communities

Looking for a new home for the first time can be a lot of things—exciting, fun, and life changing. And with so many details, it can also be overwhelming. In order to help ease some of the uncertainty that comes with going through this process for the first time, we’ve decided to put together a series of posts to serve as a new home buying guide. In this series, we will offer tips to help you through the process, from initial considerations to selecting your home to the process of buying, building, and closing on your new home.

As the first part of the series, we check out the 6 basic things to consider when shopping new home communities:

It can be tempting to narrow by town, but you may also want to start with a radius from a certain spot on a map. You need to consider the proximity to work, school, and other activities. Use an online map to show you travel options and traffic or train times from a potential area. You should imagine a typical week and the places you go, and how often you go there. You should also consider the accessibility of highways, trains, and other travel resources. A great location with easy access to school, amenities, and work can be a key to overall happiness!

Park and watch the community activity to get a feel for what it will be like to live there—are the people active? Are there well-kept parks and playgrounds that kids seem to enjoy? Look around to see what your view out your window could be—are homes, lawns, and community landscaping appealing?

A great school district can impact the value of your purchase. And if you have school-aged children, the schools can carry a lot of weight.
